Diverting the Flow of Customers to Your Business
I was a lucky kid when I grew up. Lucky, because I had a big back yard for playing. It was about 28 acres big. My siblings, friends and I spent many days exploring, building, digging and hiding in the vast outback. Geographically disadvantaged as a flatlander, there were no rushing mountain streams or flowing rivers in the valley for exploration and water play. There were only a few ditches that the rain and snow runoff would eventually pool in to create a kid's river. Kids' rivers are navigable by toy boats and are only inches deep at flood stage. It was in the kids' rivers of the flat lands that I began to understand the principles of controlling water flow. Mudding about in the puddles and ditches, I could create my own mini rivers, dams and lakes with just a shovel. One of the few things that man has been able to count on through time is the fact that water always runs downhill in the path of least resistance. Customers like a little help from gravity and low resistance just like flowing water. They almost always choose the easy way, the shortcut, whenever they make their purchase choices.
As examples, the drive-in window for morning coffee attracts more customers than the walk-in convenience store. The mall parking lot is preferred over parallel parking on the street. The business that offers consistent, friendly service attracts lifetime customers. Creating the path of least resistance to divert the flow of customers to your front door, whether your business front door is real or virtual, can be done easily. Here are some suggestions: 1. Create well placed, easy to read signage. 2. Add Mapquest or a similar directions link to your website. 3. Maintain easy parking or offer to pay for customer parking. 4. Use large type for telephone numbers on printed material and business cards. 5. Use self addressed stamped envelopes to return mail to you. 6. Provide product use information on your website to help after the purchase. 7. Keep the building entrance well lit, clean and inviting. 8. Have an answering machine for after hours messages and business hours. 9. Provide comfortable chairs in the waiting area. 10. Ask your customers what else you can do to make it easy to do business with you. Understanding the path of least resistance for your customers is nothing more than child's play. All customers have a choice to make. Sometimes that choice is between your product and your competitor's, but sometimes it's not. Often, the customer's choice is simply whether to buy your product or nothing at all. If this is the actual choice your customer faces, it is important to determine this early in the conversation. Doing so will help you to use a tone and message that directly relates to your customer's emotional reasons for considering your product.

Closing Sales Is Not A Problem, It?s A Process
In my opinion, the most overrated topic in sales training is the subject of closing. In year's past, it seems the object of most sales training courses was to fill the heads of participants with as many closing techniques as possible. The logic was simple, if the "Ben Franklin" close didn't work, you could rummage around in your head for the the "secondary question" technique, the "order-blank" method or the "forced choice" close to tie off your sale. Selling in the old school of training was basically learning 54 or 84 ways to close.

The more comfortable I feel the more information I provide.The more information I provide the more you understand my needs and wants.The more you understand my needs and wants the easier it will be for you to sell me.Be sincere. Nothing will turn a customer off quicker that insincerity.
2. Overview. Help me understand what we're going to do while we're together today (assume this is our initial visit). I'm looking to purchase a new roof, you're the rep for the roofing company. The overview would include the elements or the steps of the sales process.EXAMPLE: "Teri, while we are together today I'd like to better understand what's important to you when replacing your roof - such as the style, the color, as well as the budget you are looking to stay within. Next, I'll measure the roof and show you the different options and packages we have available. And, finally, I'll show you what we need to do while we're together today to get started."3. Qualifying. Using the right approach and asking specific, relevant questions in a non invasive way.EXAMPLE: "Teri, have you ever had a roof replaced? At that time what roofing company did you use? Is there a specific reason you chose not to use that company this time? How soon are you looking to have the roof replaced? Aside from yourself is there anyone else that will be involved in the decision making process? Is there a budget that you are looking to stay within? How would you be paying for the new roof?Cash, credit, or financing?, etc." 4. Presentation. Now that you've helped me feel comfortable, have identified the steps that will transpire while we're together and qualified me on areas of importance, its time to provide a presentation that would include company bio, credibility, service, product line, etc.5. Recap. This step helps pull everything together by assuring you understand my needs and wants. Also, it gives you, the salesperson, an opportunity to clear away any additional questions or concerns that I might have, touch in on the benefits and features of your products, and allows you to show me why your company would be the best choice. WHAT HAPPENED TO THE CLOSE? - CLOSING STARTED WITH HELLO!It's not about the close - it's about the qualifying. If you're following a well documented sales process and asking great qualifying questions, the close will become a formality.Question 2) Of these top five, which is the most important? Why?Answer:Qualifying. Qualifying is critical because:if you don't understand my needs or wants;if you don't understand what motivates me to buy; if you don't know who the decision makers are; if you don't know if I could afford what you have; How are you going CLOSE the sale?

Have Short term, Intermediate and Long term goals.When you put them on paper they become tangible and you feel more inclined to do them. As you accomplish your goals, add more ambitious goals to your list.Your goals should be clear and definite.Napolean Hill in his book 'Think and Grow Rich' says that your thinking should be crystal clear. You should know your goals. The purpose of those goals. Make a plan how you are going to achieve them. Be persistent and determined. Finally a burning passion and desire to achieve them.You should give a definite period of time within which to accomplish those goals . Successful people are successful because they see themselves as successful.
